Privacy policy

The data controller is Filip Property s.r.o., company number 08397295, with its registered office at Tyršova 1251/3, 669 02 Znojmo, Česko. We process personal data in accordance with Regulation (EU) 2016/679 (GDPR) and Act No. 110/2019 Coll., on personal data processing. Enquiries and how they are handled

If you send us an enquiry we process your name, e-mail, telephone and the content of the message in order to answer it and, where relevant, arrange a viewing. The legal basis is steps taken at your request prior to entering into a contract (Article 6(1)(b) GDPR). We keep the data while the enquiry is being handled and for three years afterwards in case of follow-up.

Your rights

You have the right of access to your data, to have it corrected or erased, to restrict processing, to data portability, to object, and to withdraw consent where processing rests on it. Withdrawal does not affect the lawfulness of processing carried out beforehand. You also have the right to lodge a complaint with the supervisory authority, the Office for Personal Data Protection, Pplk. Sochora 27, 170 00 Prague 7, https://www.uoou.gov.cz.

Client testimonials

We publish selected client testimonials on the site. The data they contain (first name and the initial of the surname, optionally a town and the text of the testimonial) is presented in minimised form. The legal basis is the client's consent (Article 6(1)(a) GDPR), which may be withdrawn at any time by e-mail to info@domyspanelsko.cz — the testimonial is then removed from the site without delay.

Listing view counts

We keep an anonymous, aggregate counter of how often individual listings are viewed, so that we know which are of most interest. No personal data is processed for this purpose — no IP address is stored and no cookie is used. Only the total number of views on a given day is counted; on the browser side a marker in session memory (sessionStorage) is used solely to avoid counting the same visit twice.

To measure traffic on this site we use Vercel Web Analytics — a service provided by Vercel Inc. (United States) acting as a processor, which involves a transfer of data outside the European Economic Area. This measurement uses no cookies, stores nothing on your device and creates no identifier that would let you be recognised on other sites. What reaches the provider is: the page visited, the referring page, an approximate location (country and region), and the type of device and browser. The legal basis is our legitimate interest in understanding how the site is used (Article 6(1)(f) GDPR).

Google Analytics

If you consent to the “Statistics” or “Marketing” category in the cookie banner, we also measure traffic with Google Analytics — an analytics service provided by Google Ireland Limited (Gordon House, Barrow Street, Dublin 4, Ireland) acting as a processor. Unlike the measurement described above, this service stores cookies on your device, which is why we make it conditional on your consent: without it no analytics or marketing cookies are stored.

What reaches the provider is: the page visited, the referring page, an approximate location, the type of device and browser, and an identifier stored in a cookie. Data may be transferred to Google infrastructure in the United States. The legal basis is your consent (Article 6(1)(a) GDPR), which you can withdraw at any time with effect for the future via the “Manage cookies” link in the footer. Commercial messages by e-mail

If you tick the separate, optional consent box when sending an enquiry, we may send you commercial information about property offers by e-mail. That consent is separate from the processing needed to answer your enquiry — leaving it unticked has no effect on how the enquiry is handled.

The legal basis is your consent (Article 6(1)(a) GDPR) together with Section 7 of Act No. 480/2004 Coll. We record the wording of the consent given and the date it was given. You may withdraw it at any time with effect for the future by writing to info@domyspanelsko.cz; withdrawal does not affect the lawfulness of processing carried out beforehand.

Every such message carries a one-click unsubscribe link; using it stops further messages immediately. Unsubscribing has no effect on the handling of any enquiry you have made with us.

We use Resend (Resend, Inc., United States) as a processor to send these messages, which involves transferring data outside the European Economic Area.

The property assistant in the chat

This site runs an assistant you can ask about our listings in ordinary language. The text of your message and the page language are sent to a language model, which answers only from the listings published in our catalogue.

The model is provided by Anthropic PBC (United States), and requests are routed through Vercel AI Gateway, a service of Vercel Inc. (United States). Both act as processors, which involves a transfer of data outside the European Economic Area under standard contractual clauses. The legal basis is our legitimate interest (Art. 6(1)(f) GDPR) in answering a question about a listing.

We store the conversation text, the page language and a hash of your IP address — the address itself is not retained. The hash is used only to limit request volume and prevent abuse. Records are deleted after 90 days. The assistant stores no cookie and no other persistent identifier on your device, so it needs no consent banner.

In the chat you may optionally leave a name, an e-mail address and a telephone number if you would like us to get back to you. That step is separate and requires you to tick a consent box — without it no contact detail is stored. What you provide reaches us as a property enquiry together with the conversation transcript, so our reply does not have to start from nothing.

If you use the WhatsApp button, the conversation moves into the WhatsApp app and is from that point governed by its provider's terms.
